Prepare a free "Comparable Market Analysis (CMA)" that lists the selling prices of similar homes recently sold in your neighborhood. See a sample CMA. Similar information is available on the Internet, but a CMA is often the best basis for setting your selling price.
Give you an opinion on touch-ups and repairs that should be made before showing the house to prospective buyers.
Recommend mortgage brokers and home inspectors.
Coordinate the closing.
Help in negotiating an acceptable price.
Get referrals for two good agents. Each agent will want an exclusive agreement to sell your house, but the interview (or asking for a free CMA) entails no commitment on your part. Sources of referrals:

People in related fields: ask your lawyer, tax accountant and insurance broker about real estate agents they know.
The agent who sold you your current house.
Your church, synagogue or mosque: ask members who have recently sold homes.
Your employer or fellow employees who have sold homes in your neighborhood.
